		<description><![CDATA[Yeah I&#039;m with you. I&#039;m sure no one tests and optimizes based off of analytics like Google does, so to your point, if they know no one is using it, why bother? If they are banking on users becoming more savvy searchers over time I think they have a little bit of a wait ahead of them. If they are doing it to push marketers to improve their landing pages, to what end? For the good of the Internet? Just doesn&#039;t seem like Google to do it for the hell of it.]]></description>

Sadly, the City of Alexandria has decided that this is out of their jurisdiction and recommended that we speak to a mediator who was no help whatsoever. I actually did speak to our insurance company yesterday and similar to what happened with your mom, should something happen to our house as a result of the tree, we&#039;d still have to pay the deductible, but if we are able to prove neglect, which I think we are in pretty good shape to do, they will go after HER insurance company for damages and to give me back my deductible. Ugh. A total pain in the ass.]]></description>

		<description><![CDATA[My mom was in a similar situation last year...she came home to find that a massive tree from the neighbor&#039;s yard *across the street* had fallen toward our house and landed right on her pick-up truck, totaling it. Her homeowner&#039;s insurance basically told her it didn&#039;t matter where the tree originated (I.e. She still had to pay a deductible, etc.) The neighbors were nice enough to help my mom with the cost of repairing the driveway, which it doesn&#039;t sound like you have the benefit of. I&#039;d call your homeowner&#039;s insurance company and see if they have any advice. I&#039;d also file a complaint with your town council. Or continue trying to find a lawyer, but I&#039;m not sure what the lawyer can do...you can&#039;t have a proactive civil suit as far as I know, have to have damages to file suit for.]]></description>
